Key questions to ask Realtors when selling your Georgia home

Luxurious Homes in Atlanta

Selling your home, even when done by the book, can be unnerving.  After all, you want to get the most out of your home as quickly as possible and at the best possible price. Thus, putting it on the Atlanta, GA real estate market opens you to a laundry list of things to do, with a curveball or two thrown in for good measure. This can be a little too much to handle if you’re a first-time home seller or if you’re busy.

Therefore, it makes sense to work with Atlanta, GA Realtors so that they can keep things in order and ensure that you get the most out of your property.

That said, it is incredibly important that you get a Realtor you can trust. Here are some questions you should ask when choosing a Realtor to work with:

Do you have referrals from past clients?

Understanding the agent’s strengths and weaknesses is an important part of the hiring process. When you’re shopping for real estate agents, make it a point to ask them the contact details of their former clients. Have them vet the suitability of the Realtor. Were they satisfied with the Realtor’s services? How so?

Are you a full-time agent?

It is better to work with a full-time agent. Someone who works part time raises concerns. Can they respond to you in a timely manner? How will their limited availability impact the number of prospective buyers they can accommodate? Or the number of days your home stays on the market?

What is your success rate?

When choosing an Atlanta, GA Realtor, make sure their performance is up to par.  To protect your investment, check their professional scoreboard by asking questions related to the following:

  • The length of time it takes for their listings take to sell compared to the median days on market
  • Their average sale-to-list ratio
  • Their total sales volume for the past 12 months

How much do you charge and what’s included in your fee?

This is one of the most important questions that you will have to ask, especially since you will be paying both your Realtor’s and the buyer’s agent’s fees, which will be around 6% of your home’s sales price.

Do note, however, that while some Atlanta, GA Realtors may be willing to take a smaller fee, they might ask you to shoulder certain services such as arranging photo shoots of your home, including drone shots.

Typically, a Realtor’s fee is inclusive of:

  • Making a comparative market analysis to determine the price of your home
  • Arranging photo shoots
  • Suggesting staging tips
  • Writing the copy of your listing
  • Ensuring your listing is up on major property sites
  • Reviewing offers and negotiating on your behalf

If you have qualms about putting your home up for sale on the Atlanta, GA real estate market because of the work involved, the answer is clear. Get yourself an experienced agent who can help you navigate the Atlanta, GA real estate market.
